Planning property renovations

Property renovations are roughly divided into two classes: Building renovations and unit renovations. This article considers building renovations, which are presented in a building building view as Planned renovations.

Overview


Renovation overview shows a graph displaying last five year and future ten years renovation costs.

Past & future renovations


Past & future renovations table contains the most recent and near future renovations for the building. Renovations are either Assumed or Planned. A renovation year followed by an asterisk denotes the renovation is statistically Assumed, and the absence of an asterisk denotes the renovation is of user origin, that is, Planned. Moreover, a description and price estimate are provided for each renovation. The control icons pen and bin are for editing and deleting a renovation. For more information about editing, please refer to Section Add a new renovation.

We recommend you to fill in the renovations table as thoroughly as possible to gain the most up-to-date and accurate SkenarioLabs analytics.

Assumed renovations are based on Skenarios data analysis of similar properties and construction components. They are not always necessary needed but will give user understanding of potential renovation needs in the future. Skenarios updates assumed renovations periodically when service models improve over the course of time. An Assumed renovation becomes Planned renovation if updated by a user. Adding a part change also generates relevant other assumed maintenance renovations for the part. Also, removing a part change will also cancel part's assumed renovations.

Planned renovations are improvements intended by the user. Skenarios will consider them when updating analysis for assumed repairs, but won't change them.

Controls


Controls contain a button for adding a new renovation and filtering assumed renovations. Filtering affect both Overview and Renovation list. To add a new renovation, click Add renovation -button, which opens a new window.


Add a new renovation



By clicking Add renovation, a new window opens and it contains controls for adding a new renovation.

Unit cost
Cost of renovation per unit (eg. facade area). Estimated value given automatically, user can override the estimation by a precise value.

Unit
eg. different areas in square meters.

Total cost
Quantity x Unit cost x Unit

Replacement part for effective part
Effective part will be changed to this part. The list only active when 'Part change' is selected in predefined repairs list.

Renovation Year
Start year of renovation. Adding actual renovations to past is possible.

Quantity
eg. the total facade area to be renovated.

Predefined repairs for effective part
A list of common predefined repairs based on Skenarios' analysis.

Part Type
Type of renovated part.

Note
Free text field to describe the improvement in hand.

Effective part
Displays a part based on selected year and part type. The installation year of the part is shown brackets and a U-value of the part is presented if relevant.
